RENTAL AND OCCUPANCY
The minimum age requirement for rental is 21 years of age and reservation must be made in the guest’s name who is at least 21 years old and must occupy the property during the full reservation dates. Check-in time is 4 PM. Check-out time is 10 AM. Early check-in and late check-out are subject to availability – additional charged may apply. Early check-in and late check-out requests are to be requested at 48 hours prior to arrival to prepare the vacation rental accordingly. The total amount of adults and children must not exceed the maximum occupancy listed on the property website. No other occupants are permitted. All guests over the age of four years old (4) will be included within the maximum occupancy as defined by the governing municipality. No children under the age of fourteen are to be left unattended in a unit at any time. No special events of any kind are allowed, including but no limited to weddings, receptions, vow renewals, and birthday or anniversary parties. Falsely representing the number of people in the property or exceeding the maximum occupancy will result in eviction which will require that the guest immediately vacate the property without recourse. Refunds of any deposits or payments will not be issued and any costs associated with the guest being evicted will be charged to the credit card on file and/or pursued by legal means.
RENTAL DEPOSIT AND PAYMENT An initial deposit is required at the time of booking. We require a non-refundable $250 down payment towards the total cost of the rental period. Full payment for the vacation rental is required no later than 60 days prior to the scheduled arrival date. If paying by credit card, your card will be charged at this time unless other arrangements are made. If payment is not received, your reservation will be canceled, and your deposit will be forfeited.Your reservation includes Property Protection which is a damage waiver that covers your party up to $1,500 for accidental or inadvertent damages. Any damages must be reported immediately to IPG Vacation Homes to be covered. Property protection does not cover bedding or linens. Please be advised that intentional damage or gross negligence and failure to report immediately are the responsibility of the guest and not covered by this damage waiver. IPG Vacation Homes reserves the right to determine what action or damage is accidental or negligent.
CANCELLATIONS If canceled 61 days or more prior to the scheduled arrival date, the $250 down payment is non-refundable. Where a written cancellation letter has been received by guest within 61 days prior to arrival. Guest will be provided with the option to reschedule their travel dates in place of forfeiting their down payment which would be transferred to new dates within the same property as originally booked. Guest responsible for any price difference associated with Peak and Holiday seasons. If canceled less than 60 days prior to arrival, all payments made are non-refundable. If the property is re-rented at the same terms and conditions, guest will receive a refund for the amount paid towards rental period less a $250.00 cancellation fee. If the property is re-rented for less than the original booking the amount refunded to the guest will be the amount paid towards rental period less the difference in rental amount and less a $250.00 cancellation fee. No refund will be issued if Manager is unable to rebook the unit. Changes that result in a shortened stay will not result in any prorating, refunds or reduction in rents. Late arrival or early departure does not warrant any refund or credit of rent or deposit. Despite our best efforts, some matters are beyond our control such as plumbing, electrical or if for any reason the confirmed rental address is not available due to OWNER or sale of property in which case the management company reserves the right to substitute an equivalent or superior property at our discretion. If similar accommodations cannot be found, a full refund will be given. This paragraph is not a substitute for you obtaining Travel Insurance.
LIABILITY LIMITATIONS Parents must always, supervise children when using pool facilities and the facilities of the development. IPG Vacation Homes, its agents or homeowners accept no responsibility or liability for the failure of equipment in the rental property. After notification of equipment failure, IPG Vacation Homes will resolve the problem in a reasonable and timely manner. IPG Vacation Homes is not responsible for any lost or stolen items and is not responsible for any times left behind by guests. Occupants of a property governed by a Homeowner’s Association or condominium association shall abide by all rules and regulations. Please park in designated areas ONLY. RVs, trailers, motor homes, boats, trucks, motorcycles, etc. are not permitted and are subject to towing.
POOL HEAT Pool and spa heat are available at an additional charge of $25 per day plus tax for our electric pool heaters; $35 per day plus taxes for our gas pool heaters and $20 per day plus tax for our town homes. Please call our office at least 48 hours prior to arrival to arrange payment. For any guests who request to add pool heat after the scheduled arrival date will be subject to an additional $25 trip charge. During cooler weather, pool heaters may struggle to keep the water temperature above 80 degrees. This does not constitute equipment failure and no refund shall be given.
ERROR AND OMISSION IPG reserves the right to cancel any booking made as a result of an error, omission or other unforeseen circumstance. This includes verbal, written or website errors which may affect the price, availability or type of property rented.
SMOKING Smoking is not permitted for any of our properties. If there is evidence of smoking in the house, the guest credit card will be charged $500 to shampoo carpets/upholstery and dry cleaning.
PETS No pets of any kind are allowed in the property at any time unless the property description clearly states, “Pets Allowed”. A non-refundable fee of $400 will apply for each pet in a property regardless of the length of that pet’s stay. Where pets are found to have stayed in a property where pets are not allowed the fee shall be $800 per pet. Emotional Support Animals are not allowed free of charge at vacation
STARTER ITEMS Linens and towels are provided by the manager and are not to be removed from the property. One towel set per guest will be provided in the rental property upon check-in along with starter items of paper and soap products, i.e.: One (1) full roll of tissue paper for each bathroom, one (1) roll of paper towels in the kitchen, laundry detergent, dishwasher soap, and hand soap. These items are not to be replenished throughout the rental period.
